03 Home ~ Its a wonderful dogs life....

Tuesday Family celebrates our mini Daschund Sophie’s birthday today!

Funny how a pet can add life, joy and laughter to your home and you are left knowing unconditional love.  Nearly one year ago and without much begging from the kids, we added another little dog to our home and today we celebrate her 1st birthday.  She has a very vibrant and charismatic personality and is a stark contrast to our 6 year old Llasa Apso Nala that has got to be THE laziest dog I have ever met.

They now go together like peanut butter and jelly and as much as Nala didn’t want her around in the beginning~they are the best of friends.  Our two dogs have made our home a HOME and we are glad we made the decision to add another dog to our family.  Our lives are certainly better with the adventures of Sophie and Nala.  They are a gift even when they are barking up a storm, running from you when you call their name, stealing stuff from your purse, collecting your things in hiding them in their house, jumping up to the table and eating your hamburger and finding a way to look at you with those sad eyes and making you forgive them for misbehaving.

I made a small picture video of pictures of Sophie throughout this year.  Many of you have seen my posts about my funny little dog and today my family wishes her a Happy 1st Birthday and we are excited to spend many more years of adventures with her!

03 Sold!

Tuesday Girl is thrilled when I can say that to sellers and buyers alike!

This morning I had the pleasure of attending a closing over a year in the making.  No, it did not take that long for this transaction, however, it did take longer than the sellers had anticipated to get to this day.  This was the 3rd time this home went under contract and like they say…what number is a charm?

Putting a transaction together in this market is hard~keeping one together is even harder as the rules continue to evolve and change with the increasing foreclosure activity, downward trend of home prices and rules and regulations in the lending industry.  This does not mean it cannot be accomplished, it just means that each team member has to know their role and work diligently to keep it together.   That explanation is very simplistic because so much background work is being done to be sure the transaction is as smooth as it can be for both the buyers and sellers.   And as you can see, the right team came together and the 3rd time was a charm and everyone walked away very happy.

The sellers are moving on and the buyers are moving in!  Congratulations to my sellers for sticking with it in an ever changing market and to the buyers for being prepared and keeping it moving.

03 The temperature is climbing, but these are not...

As the temperatures are climbing the mortgage home loan rates are falling and that means more purchasing power for buyers!

03 Home~I can finally see the sunset...

Home ~ where you live at a particular time.  Home ~ a dwelling place.  Home ~ the physical structure in which one lives such as a house or apartment.  Home ~ is it only all these concrete things?

I think home is where your heart is and means something different to each person that uses this word.  Home can be where you are now or where you have been or where you will be physically and spiritually.  I use this phrase as my own definition of home “a HOUSE is a place to come in from the rain, but a HOME is the place where you can take your boots off, be yourself and just relax.”

Home is comfort and familiarity and peace of mind.  These last few weeks I have been very busy and have not always taken the time to appreciate all of my surroundings including my home and family.  Thank God they know how real estate and other community activities I am involved in can be feast or famine.  I am HOME with them.  I am HOME because they love me and help me out.  I am HOME because I can be me.

Yesterday I posted about our wind turbine and how lucky I am to live right near it and still see it with all it’s majesty.  To be honest it stopped me in my tracks and I had to pay attention.  A little later on my way home from picking up Zachary I saw the most incredible sunset and thought again how lucky I am each day to be alive, working, being with my family and HOME here in Templeton.   Here is that sunset.

03 It still seems like Winter, however...

It may seem like Winter outside still, but the Spring market is already jumping!

The buzz word around town is “Spring” and I’ll wait until then to list ~ well, to be honest buyers are out in swarms and BuzzingBee 150x150 It still seems like Winter, however...now is a good time to list as there is not enough inventory on the market.  Say what?  Did you just say not enough inventory?  Yes, actually I did and there is a good reason for that.  Much of the inventory, meaning homes currently listed, here in Templeton has been on the market an average of 213 days.  There have only been 4 new listings in the last 45 days.  Normally, at this time of year, listings would be on the rise and they are not.  Buyers don’t necessarily want to see what has “been” on the market as they have probably already seen it on the internet too many times and just keep bypassing them.  Buyers want to see some great new listings that are priced right and rates have recently dropped down a bit so these savvy buyers know that now is the time to buy!

As an example, here is a quick view of what has been happening in Templeton over the last year:

There are 74 homes on the market currently and in the last 6 months there were 74 home listings that were canceled or expired.  Several of these are back on the market at lower prices and many did not come back at all.  The chart does not show this, but we have almost 70 months of inventory~this means, that if not one other listing comes on the market it would take 70 months to sell all that is out there now.  Sounds depressing doesn’t it, but it doesn’t have to be that way for YOU!  As you can see, the pending/under agreement sales are on the rise slightly and when a home is priced accordingly, it is more likely it will sell.  However, if rates creep up, the sales prices need to be adjusted downward to be in line with a buyers purchasing power and we all know that rates go up much quicker than home prices drop~we wrote a blog about this earlier you may want to read up on that here.

03 Wheres your shovel and pail of sand?

Shovel…pail…sand…I bet you think I am going to talk about the beach aren’t you? Well, unfortunately it’s still winter so the beach is going to have to wait a few more months.

I am writing today because I came across an article in a recent Realtor magazine I believe is VERY important to share with all of you homeowners and business owners.  It’s winter and this one has been a harsh one and the snow has been over the top and now the melting and ice are also contributing to the overall mess.  I know I am not telling you anything you don’t already know and aren’t completely tired of, so I guess I will get to the point.

I have noticed that with this over abundance of snow it has been very hard to keep up with the removal and care of driveways, parking lots, sidewalks and entryways.  This includes me, however, due to Papadopoulos v. Target Corp. gone are the days that homeowners could not be found guilty of “natural accumulation” of snow and ice.  We have a greater responsibility to our neighbors, friends, family and customers to take care in removing snow and ice properly and quickly to be sure no one is injured.  We have a greater responsibility to also be sure we are keeping up with it and continually sanding and salting and removing.  It’s a pain you say? ~ maybe, but is it good practice? ~ ABSOLUTELY!   A sign that says “caution” or “falling snow and ice” or “proceed at your own risk” is possibly not going to cover us any longer.  I don’t believe this only applies to your driveways, walkways and parking lots either ~ this year we needed to take a good look at our roofs to be sure ourselves and others were not hurt by snow and ice sliding off.

I am attaching the article for you to read personally as I am not a lawyer or an insurance agent, therefore, I highly recommend you follow the last part of the article “Keep in Mind” and call your insurance agent and talk to your snow removal contractor and be on top of what your needs are to be protected as a homeowner and also to protect your friends, neighbors, family and customers.  After all, don’t they come first anyway?

I am with you in that next to the ice storm, this has been a most difficult winter to manage.  Remember that Spring is just around the corner and we can put this one behind us.  I am thinking it might take until July for all this snow to melt huh?!!
